Can You Buy a Home With an ITIN in Texas? What Buyers Should Know

One question I hear from buyers in Houston's Hispanic and international communities is:

"Can I buy a house if I have an ITIN instead of a Social Security number?"

For some buyers, the answer may be yes.

There are lenders that offer mortgage programs designed for borrowers who use an Individual Taxpayer Identification Number, commonly called an ITIN.

These loans don't work exactly like traditional mortgage programs, and requirements can vary considerably from one lender to another.

Here's what you should know before starting your home search.

What Is an ITIN?

An Individual Taxpayer Identification Number is a tax-processing number issued by the Internal Revenue Service to certain individuals who need a U.S. taxpayer identification number but aren't eligible for a Social Security number.

Having an ITIN doesn't automatically qualify someone for a mortgage.

However, certain lenders offer loan programs that accept ITIN borrowers who meet their underwriting requirements.

Can You Buy a House With an ITIN?

Potentially, yes.

Some banks, credit unions and mortgage lenders offer ITIN mortgage programs.

These loans may allow eligible borrowers to purchase a primary residence using an ITIN instead of a Social Security number.

Availability and requirements vary by lender.

Are ITIN Loans the Same as FHA Loans?

But financing needs to come first.

  • Down payment requirement

  • Estimated monthly payment

  • Cash needed for closing

  • Loan requirements

  • Financing without explaining fees or terms

Ask questions and make sure you understand the loan before signing anything.

ITIN Loan vs. Owner Financing

Some buyers who don't qualify for traditional financing consider owner financing.

These are very different options.

Owner financing can involve different interest rates, down payments, contract structures and legal considerations.

Don't assume owner financing is your only alternative because you have an ITIN.

Explore available mortgage options first and obtain appropriate professional advice before entering an owner-financed transaction.

Build a Plan Even If You're Not Ready Today

Maybe you're six months away from buying.

Maybe you're a year away.

That's okay.
