I was out in Katy today walking through the Sunterra community and what I saw tells a bigger story about the entire local market. There are a lot of homes available right now. And when buyers see that, the first instinct is to wonder if something is wrong.

Nothing is wrong. What increased inventory means for you as a buyer is negotiating power. It means sellers are more motivated. It means you have options. It means the days of waiving inspections and offering tens of thousands over asking price are behind us — at least for now in this market.

And when you combine that inventory with the financing programs I am about to walk you through, the picture gets even more interesting.

The Biggest Myth in Real Estate Is Holding Houston Buyers Back

The idea that you need 20% down to buy a home is one of the most damaging myths in real estate. On a $325,000 home — very common in the 77084 and 77095 zip codes right now — 20% down is $65,000. That number alone stops most buyers before they even pick up the phone.

But here is the truth. You do not need 20% down. In many cases right now you may not need any down payment at all.

Zero Down Payment Loan Programs Are Real and Available Now

Multiple lenders, banks and credit unions serving the greater Houston area currently offer fixed rate mortgage programs that require zero down payment. Some of these programs also carry no PMI — no private mortgage insurance — which keeps your monthly payment lower than most buyers expect.

These are legitimate loan products available to qualified buyers today. The program names vary by lender but the benefit is consistent — you can purchase a home without draining your savings account just to reach the closing table.

Down Payment Assistance Stacked With Seller Credits — The Power Move

Even if you do not qualify for a zero down loan, Texas offers multiple down payment assistance programs right now including outright grants you never repay, forgivable second liens and low interest rate assistance loans. Several of these programs serve buyers specifically in the Katy, Cypress and Hockley areas including zip codes 77084 and 77095.

Here is where the strategy gets powerful. Down payment assistance can be combined with seller credits. With the inventory levels we are currently seeing in communities like Sunterra and across Katy and Cypress, sellers are far more open to contributing toward your closing costs than they were in 2021 or 2022. Stack a DPA grant with a seller credit and a buyer who thought they needed $15,000 to $20,000 out of pocket could purchase a home for a fraction of that — sometimes close to nothing out of pocket.

Who Qualifies

More people than you think. You do not always have to be a first time buyer. Many programs only require that you have not owned a home in the last three years. Some have no ownership restrictions at all.

There are also enhanced programs specifically for teachers and education professionals, nurses and healthcare workers, first responders including firefighters EMTs and paramedics, law enforcement officers, active duty and retired military, and nonprofit employees. If you serve this community in any of these roles there are programs that were built specifically for you.
