Why Are Property Taxes So High in Houston? Common Myths That Cost Homeowners Money

If you own a home in the Houston area, you’ve probably asked yourself this at least once…
“Why do my property taxes keep going up?”

I hear this question all the time from homeowners across Katy, Cypress, and areas like 77084 and 77095.

And most of the time, it comes down to a few common misunderstandings about how property values work in Harris County Appraisal District.

Let’s clear a few of them up.

The First Misunderstanding: Tax Value Means Market Value

This is one of the biggest ones.

A lot of homeowners believe the value on their appraisal is exactly what their home would sell for.

That’s not how buyers look at your home.

When it’s time to sell, buyers are paying attention to:

  • Recent sales in your neighborhood
  • The condition of your home
  • Updates and upgrades
  • Current demand

That tax value is only used to calculate what you owe in property taxes. It does not decide what your home will sell for.

“I Don’t Have Enough Evidence to Protest”

This one stops a lot of people from even trying.

You do not need a complicated report to protest your property taxes.

Simple things can help your case:

  • Photos showing needed repairs
  • Comparable homes that sold for less
  • Builder incentives in nearby new construction communities

Most homeowners already have more information than they think.

The Homestead Exemption Misconception

Many homeowners file their Homestead Exemption and assume they’re set.

The exemption helps, but it does not freeze your property value.

Your value can still increase each year. That means your tax bill can increase too.

If you’re not reviewing your value annually, you could be paying more than necessary.

New Construction Homes Are Not Always Accurate

If you purchased a new construction home in Katy, Cypress, or Northwest Houston, this is especially important.

Many homeowners assume their value is correct because the home is new.

What often gets missed is this:

  • Builders offer incentives
  • Buyers negotiate
  • Final purchase price may not reflect what the appraisal shows

That difference can lead to higher property taxes than expected.

Why This Matters for Houston Homeowners

Property taxes in Texas are already high compared to many other states.

Even a small difference in your appraised value can mean hundreds or even thousands of dollars over time.

That’s why reviewing your value each year is not optional. It is part of protecting your investment.

What You Can Do Next

If you own a home in Houston, Harris County, or surrounding areas like Katy, Cypress, or 77084, take a few minutes to review your property value when your notice comes in.

Look at:

  • What similar homes sold for
  • The condition of your home compared to others
  • Any factors that may affect your value

If something feels off, it’s worth taking a second look.
