February Housing Market Update

Katy, Cypress, Hockley, 77084, and 77095

The Houston housing market continues to shift, and understanding local numbers can make a big difference whether you are buying your first home, moving up, or thinking about selling. Below is a snapshot of the most recent housing activity across several Northwest Houston communities including Katy, Cypress, Hockley, and the 77084 and 77095 areas.

These numbers reflect what happened during February and help show how each market is performing.


Katy Housing Market Update

Katy continues to remain one of the most active real estate markets in the Houston area.

During February there were 1,894 active homes for sale, giving buyers a wide range of choices. At the same time, 677 homes went under contract, and 329 homes successfully sold during the month.

The average list price in Katy was $449,829, while the average sales price came in at $407,650. Homes spent an average of 84 days on the market before selling.

These numbers suggest that while inventory is available, well-priced homes are still attracting attention from buyers.


Cypress Housing Market Update

Cypress continues to attract buyers looking for newer homes, master-planned communities, and convenient access to major highways.

In February, 986 homes were actively listed, 355 homes went pending, and 190 homes closed.

The average list price in Cypress reached $529,230, while the average sales price was $491,396. Homes in this area spent about 100 days on the market on average.

Cypress remains a strong option for buyers looking for larger homes and established communities.


Hockley Housing Market Update

Hockley has become increasingly popular for buyers who want more space and newer construction while still staying within reach of the Houston metro area.

In February there were 519 active listings, 192 pending homes, and 90 homes sold.

The average list price was $397,159, while the average sales price came in at $321,171. Homes in Hockley spent an average of 88 days on the market.

As new developments continue to grow in the area, Hockley remains an appealing choice for buyers seeking value and newer housing options.


ZIP Code 77084 Housing Market Update

The 77084 area remains a popular choice for buyers looking for affordable homes with access to both Katy and Cypress.

During February there were 294 active homes, 80 homes pending, and 40 homes sold.

The average list price in 77084 was $299,624, while the average sales price was $299,990. Homes in this area spent an average of 126 days on the market.

This price point continues to attract many first-time buyers and families entering the housing market.


ZIP Code 77095 Housing Market Update

The nearby 77095 area also remains steady with consistent activity.

In February there were 161 active listings, 45 homes pending, and 49 homes sold.

The average list price was $350,807, while the average sales price reached $345,648. Homes spent an average of 102 days on the market.

This area continues to offer a balanced market with strong interest from both buyers and sellers.
