Buying a Home With a Pool? Here’s What to Look For Before You Fall in Love

A backyard pool is a huge draw for many home buyers. It looks great in photos, feels amazing on a hot day, and can turn an ordinary house into a lifestyle upgrade.

But not all pools are created equal.

Before you fall in love with a pool home, there are a few important things buyers should always check. Skipping these steps can turn a dream backyard into an expensive surprise after closing.

Here’s what I recommend paying attention to when you’re considering a home with a pool.


Start With the Pool Equipment

The equipment tells you more about a pool than the water ever will.

Take a look at the pump, filter, and heater. Check for visible leaks, rust, or corrosion around the equipment pad. Listen for loud or unusual noises when the system is running. These can be signs that parts are worn or nearing the end of their lifespan.

Ask how old the equipment is. Older pumps, filters, and heaters may still work, but replacement costs can add up quickly.


Check the Age of the Pool

Knowing when the pool was built matters.

Older pools often require updates to meet current standards or simply to stay functional. Ask if the pool has been resurfaced or had major repairs and when that work was done. Even a pool that looks fine at first glance may be approaching a costly upgrade if it hasn’t been maintained over time.


Saltwater or Chlorine? Know the Difference

Pools are typically either saltwater or chlorine, and each has its own maintenance considerations.

Saltwater pools tend to feel gentler on skin and eyes, but the salt system components eventually need replacement. Chlorine pools are more traditional and familiar to many homeowners, but they come with ongoing chemical costs.

Neither option is better for everyone. The key is understanding what you’re buying and what maintenance will look like long-term.


Look Closely at the Plaster and Surface

This is one of the most overlooked areas during showings.

Inspect the pool plaster for cracks, rough spots, staining, or discoloration. Worn or damaged plaster can signal that resurfacing may be needed sooner rather than later. That’s not a deal breaker, but it is something buyers should factor into their budget.

Also check the tile and coping around the pool edge for missing pieces or visible damage.


Don’t Forget the Decking and Safety Features

The area around the pool matters just as much as the pool itself.

Look for cracks or shifting in the deck and make sure water drains away from the pool properly. Poor drainage can cause long-term issues.

Confirm that fencing, gates, and safety features meet local requirements. These details are especially important for families and can impact insurance coverage.


Understand the Ongoing Costs

A pool isn’t just a one-time feature. It comes with monthly and seasonal expenses.

Ask about:

  • Regular maintenance or pool service costs

  • Utility usage for pumps and heaters

  • Any recent repairs or recurring issues

Understanding these costs upfront helps buyers make a confident decision instead of guessing after they move in.


A Pool Can Be a Dream or a Headache

A well-maintained pool can add real enjoyment and value to a home. A neglected one can become an unexpected expense.

The key is knowing what to look for before you write an offer.
