John and Carrie can tell you how because we just did it on their house.

When they bought the house in November of 2007 it had been on the market for 101 days. It was not my listing. I was the agent representing them on the purchase.

That was the last full year of the real estate boom before the crash and it was easy to sell houses because nearly everyone qualified for the EZ money from mortgage brokers back then.

Still, it took 101 days being on the market before John and Carrie signed a contract to purchase AND I negotiated nearly $23,000 off of the selling price.

When Carrie recently told me they would be moving to New England where her family is from and asked if I would sell their house for them I was delighted but knew the challenge we would face.

The home is very large for the neighborhood. Few buyers could afford, qualify for, or even use a house that big. It is harder to get a mortgage than it was back in 2007 so we knew there would be a shortage of buyers for this house.

We didn't want this house to sit on the market for as long as it did the last time it was sold and neither did John and Carrie. So, we came up with a plan to prepare, present, price and promote the house to its best advantage.

Our very aggressive goal was to sell it in 14 days or less at FULL Value or More regardless of how few buyers existed for this house. ?

It took a lot of work from me and my team but it was worth it because of the result.

We sold it on the second day of showings for the FULL asking price which was $10,000 more than it was worth.

So, let's recap the results of the last two sales of the same house:

2007 using traditional Realtor method
sold in 101 days for $22,900 less than list price

2019 using The Renegade System (our proprietary process)
sold in 2 days at list price (which was $10,000 above market value)
