Once you understand how Houston is laid out and what each area offers, the decision gets a lot clearer. As a Houston real estate agent since 2018 with NAN and Company Properties, I work with relocating professionals every year. Here is what I tell every single one of them.
Houston does not have one downtown hub the way New York or Chicago does. Energy companies tend to cluster in specific corridors. Knowing your office location will save you from a brutal daily commute.Chevron's Houston campus is in Midtown/Downtown — look at Heights, Montrose, Midtown, or Museum DistrictDevon Energy and many independents are near the Galleria or Energy Corridor on the west side — look at Memorial, Katy, or Energy Corridor area homesExpand Energy and smaller operators are scattered — confirm the exact address before you start your home search
These are the areas I consistently recommend to relocating professionals, based on commute, lifestyle, and long-term value.
1. Energy Corridor (West Houston)If you are working on the west side, this is the obvious choice. The Energy Corridor is home to more than 300 energy companies. Neighborhoods like Eldridge/West Oaks and Memorial offer beautiful homes, excellent schools, and a 10–20 minute commute. Homes range from $400K to well over $1M. It is practical, polished, and very popular with international transfers.
2. River OaksHouston's most prestigious neighborhood. Tree-lined streets, landmark estates, and a central location that puts you 15 minutes from most major office hubs. This is where Houston's top executives have lived for generations. Homes typically start at $1M and go significantly higher. If you are looking for the pinnacle of Houston real estate, this is it.
3. Memorial VillagesSix small, independent cities tucked inside Houston — Hunters Creek, Piney Point, Bunker Hill, Hedwig Village, Hilshire Village, and Spring Valley. Exceptional public schools, large lots, and a quiet suburban feel just minutes from the Galleria and Energy Corridor. Very popular with families. Homes range from $700K to $3M+.
4. The HeightsIf you want walkability, character, and a vibrant neighborhood feel, the Heights is one of Houston's most sought-after areas. Beautiful historic bungalows, great restaurants, and easy access to downtown. Very popular with younger professionals and couples without kids. Homes range from $500K to $1.5M.
5. The Woodlands If you have a family and want top-rated schools, space, and a master-planned community feel, The Woodlands is worth serious consideration. It is 30–40 miles north of downtown, so it works best if your office is on the north side or you don't mind the commute. Homes range from $400K to $2M+. Many energy executives live here.
A few things that catch out-of-state buyers by surprise:No state income tax in Texas — your dollar goes further than you think. Property taxes are higher than most states — budget around 2–2.5% of home value per year. Houston has no zoning laws — always work with an agent who knows the specific neighborhood dynamics. Flood zones are a real consideration — I will help you check any home's flood history before you make an offer. The luxury market moves fast in the right neighborhoods — getting pre-approved before you arrive is essential
