So You Want Land? 5 Things Every Buyer Should Know Before Purchasing Land In Texas

If you’re looking at land in Texas—whether it’s 2 acres or 200—here are five things you need to know before pulling the trigger.

 

1. Zoning, Restrictions & What You Can’t Do

Not all land is created equal. Just because a property looks like the perfect homestead doesn’t mean you can do whatever you want with it. Counties have zoning laws, and some properties (even in the middle of nowhere) have deed restrictions or are part of rural subdivisions with HOAs. Want chickens? A second dwelling? A business? Better make sure the land says “yes” before you fall in love.

2. Utilities & Access – It’s Not Always Plug-and-Play

If you’re used to city lots with water, sewer, and power at the curb, prepare for a reality check. Acreage properties may require a private water well, a septic system, and power poles or generators. Oh—and don’t forget road access. Some landlocked parcels require easements, which can get sticky if they’re not recorded properly.

 

Pro tip: Just because a property has a pretty view doesn’t mean it has a practical setup.

3. Ag & Timber Exemptions – Free Money or Red Tape?

You’ve probably heard landowners brag about their $17 tax bill thanks to an ag exemption. Yes, these exemptions can save you thousands in property taxes—but you have to qualify and maintain them. Whether it’s cattle, hay, or timber, each county has specific requirements. Don’t assume the exemption transfers automatically; you’ll likely need to reapply after closing.

 

4. Cleared vs. Wooded Land – The Hidden Costs of “Raw”

That untouched, heavily wooded property might look like a dream, but clearing land, adding driveways, and grading for a homesite can cost tens of thousands. Ask yourself: Do you want ready-to-build land or are you down for the long (and potentially expensive) game?

5. Resale Value – Not All Dirt Is Equal

What makes one 10-acre lot worth more than another? Think road frontage, access to utilities, proximity to major roads or towns, topography, flood zones, and even soil type. If you’re thinking of resale (or future subdividing), these details matter a lot.
