Many buyers find themselves walking into a beautifully furnished model home and quickly signing on the dotted line, not realizing they might have left valuable incentives on the table and worse, not understanding the process at all. Possible incentives can include free upgrades, appliances, or even cash. However, the most significant thing they miss out on is the guidance of working with a licensed real estate agent—someone who truly understands the buying process. 

Benefits of Using a Real Estate Agent for New Construction:
 
Market Expertise: Real estate agents have in-depth knowledge of the local market  
 
Contract Knowledge: Agents can carefully review the builder’s contract with you, help you identify any areas of concern 
 
Negotiation Skills: Skilled agents negotiate on your behalf, securing the best possible deals on upgrades, closing costs, and overall pricing.
 
Builder Relationships: Experienced agents often have established relationships with builders, giving you an advantage during the buying process.

But if you decide to go it on your own, here are some helpful tips and questions to ask. 

ASK: for a detailed list of what's included in the home. The model home is usually full of upgrades and features that are not standard on every home. If there's something you love about the model ask the sales agent if it's included in the home you're buying. 

ASK: To see previous sales of the same floor plan to help guide you on pricing.

ASK: About the builder's policy on Earnest Money Deposits

ASK: About the financing policy and what could happen if the financing was to fall through. 

ASK: For a clear list of any deadlines you and the builder will need to meet. Such as completion dates, closing dates etc. 

ASK: About warranty information

ASK: If and when you can get your own third-party inspection done. 

ASK: If the home has not been completed yet. Ask to see the lot
