When determining property value, home sellers should pay as much attention to the properties in their neighborhood that didn't sell as they do to the properties that SOLD. When REALTORS prepare CMA's they should always include the Expired, Terminated, and Withdrawn listings to show comparable values.
I often hear agents complain that their sellers want to price their property to high. The seller is many times misguided because they have picked up flyers from other properties and confused the advertised list price as the true value of their home. It's important to show these sellers that overpriced properties don't sell. Looking at expired listings also helps the seller get a realistic view of how long properties might really stay on the market.
