So you have a showing scheduled on your home...yeah!  Now what do I do?  Well, appeal to their senses!  How do I do that?  Here's a few tips:

1.  Sight...make sure the home is light and bright.  Turn every light on in the house...and I mean every light, even the closets!  Open the blinds and/or draperies.  Buyers like to walk into a bright home not a dark and dim home.  This sets the stage for the rest of the tour.  It also helps out the real estate agent so he/she is not running around the house looking for light switches.

2.  Sight...pick up toys, laundry, and clutter.  A tidy home is a sign of a well maintained and cared for home.

3.  Sight...cleanliness...buyers do look in toilets to make sure they're clean and they do look for mold on the tub/shower caulking.  So get out the bleach!  Vacuum marks are also a plus!  ...and change out the a/c filters.  Again, these are signs of a well maintained home.

4.  Smell...spray a fragrance, bake cookies before the showing, light candles before the showing, buy a plug in. 

5.  Touch (yeah this can be touch)...have the temperature in the home comfortable, not too hot nor too cold.  In the summertime, there is nothing worse than walking through a hot home.  Buyers can't wait to get out!  It also shows them that your a/c or furnace definitely works!

6.  Sound...have light music playing in the background.

There's a lot of competition out there.  Make your home stand out from the rest!
