Hi again! For those of y'all that know me, you know I love me some numbers. With 2020 under wraps, I started number crunching, and just cannot wait to share everything I have learned with y'all via a couple dozen of blog posts! byjoandco.com In this blog post I will be sharing with you the six most competitive real estate markets in North Houston. I analyzed The Woodlands (the master planned community), Tomball, Katy, Cypress, Spring (excludes Spring ISD), Klein (only includes Klein IS), Magnolia, Conroe, Kingwood, and Montgomery. I learned that in 2020 the most homes sold happened in the city of Katy and Spring. I learned that the most expensive home sold in Conroe for $11.8M. I learned that the most affordable homes can be found in Klein and Kingwood. I learned that the homes are selling the fastest in Cypress and Klein. I truly learned a lot. But for today's focus..

The Six Most Competitive Real Estate Markets in the North Houston Area

To determine what markets were the most competitive, I analyzed days on market and list price to sales price data, and I concentrated on homes 3 bedroom and larger.

1. Cypress, Texas
The Cypress area is a tough market to get into as a modest buyer. The average sales price for 2020 was $329,927 with the most desirable homes going under contract in just 5 days or less. There are currently only 302 homes on the market, with just 131 of those between $250-$400k. The one thing that Cypress has an abundance of is new construction. There are currently 152 options on the MLS with Bridgeland, Miramesa, and Towne Lake dominating the market share. Of the 286 (excluding new construction) homes in a pending status, the median DOM (days on market) was just 7. If you are looking to call Cypress home, feel free to search the active listings here.

2. Klein, Texas
With some bias, Klein is the community with the most desire when considering it has award winning schools, and the lowest cost of housing/living, in all of the compared markets. The average sales price in 2020 for a home was $281,338. Because the price per square foot is the lowest, one can conclude you get "more home for your money". One thing Klein does not have a shortage of is large homes. Of the 257 active homes 3+ bedrooms, 124 of those are 3000 square feet and larger. Of the 404 homes currently in a pending status (excluding new construction), the median days on market is 13, with homes under 21 days on the market, having a median days on market being 5! Homes were built between 1970-2020. One thing to note, the average price per square foot on these homes is $111. So it is fair to say, people are catching on to this little hidden gem. If you are looking to call Klein home, feel free to search the active listings here.

3. Spring, Texas
Spring is honestly one of the largest areas of the outskirts of Houston. It is has even been touted as the most popular suburb in Texas. To see how large Spring is, visit this blog post here. Spring is home to so many amazing communities, including all of Klein, Harmony, Bender's Landing, Woodson's Reserve, Imperial Oaks, The Woodlands, and Northampton, to just name a few. An amazing thing about Spring is all the different housing options. You can find a 2 bedroom for $100k, homes on acreage land for $600k-$1.4M, or a waterfront home between $750k - $5M. There are currently 679 homes pending in Spring right now, with the median days on market being 14, and 417 of those homes going under contract in 21 days or less!  If you are looking to call Spring home, feel free to search the active listings here.

4. Tomball, Texas
Tomball is one of my favorite cities. It is home to one of my three favorite school districts, Tomball ISD (next to Montgomery ISD and Klein ISD). I love the small home town feel you can find in Tomball. Out of the six features communities, the averages sales price per square foot is the second most expensive, but you get so much for your money, including a large lot! There are 236 homes currently pending in Tomball, with the median days on market being 14, and 132 of those homes going under contract in 21 days or less. My seven favorite Tomball neighborhoods include: Willowcreek Ranch, Creekside Park - The Woodlands, Amira, Fairway Farms, Lakewood Forest, Rosehill Reserve, and Woodtrace. If you are looking to call Tomball home, feel free to search the active listings here. The best thing about Tomball is the plethora of active listings!

5. Katy, Texas
Katy is one of the most sought after areas, behind The Woodlands, with an amazing school district, easy access to Downtown Houston and The Medical Center, and lots of new housing opportunities. One thing to keep in mind when house hunting in the Katy area, is watch those property tax rates. New construction usually is accompanied by a higher than expected property tax rate, but that hasn't been scaring away too many! There are more than 900 pending homes right now in the Katy area, with the median days on market coming in at 11, and almost 600 of those homes going under contract in 21 days or less! The main things fueling the growth of the area are the award winning schools and master planned communities. 6. Magnolia, Texas
If you are looking for your piece of Texas, you will find just that in Magnolia. Montgomery county as a whole, with Magnolia being at the heart of it, you will find all the land you could ever want and more. Magnolia is pure beauty. There you can find acreage estates within perfectly planned communities. What is so cool about Magnolia, is its close proximity to The Woodlands, meaning you don't have to go without. Magnolia and Montgomery are the two "most expensive her square foot" areas of North Houston, but that is only because you are also paying for the large lots. For anyone looking to get away from city life, but not too far away, Magnolia is the number one choice among locals! My favorite neighborhoods include Thousand Oaks, Sendera Ranch, Sendera Lake Estates, Ranchos Los Encinos, Lake Windcrest, Indigo Ranch, Indigo Lake Estates, High Meadow Ranch, Crown Ranch, and Ascot Farms.
