Avoid Taking on Additional Debt

Although you may have excellent credit, one big thing that lenders look at when determining if they should approve a mortgage loan or not is the borrowers debt-to-income ratio and if you take on more debt during the process of buying a home you could face the real prospect of having your mortgage loan denied especially if your DTI exceeds 43%.

Don’t Change Jobs While You're Applying For A Mortgage 

Another thing that every lender will review when considering your mortgage application is your job history because they want to make sure that you have a stable job history and the ability to repay your mortgage loan so if you plan on changing jobs in the near future it’s best to wait until you’ve purchased a home.

Watch Your Credit Score 

Last of all, but most important is your credit score. Every lender will approve a mortgage loan based on the borrowers credit score and the higher your score is, the lower the mortgage interest rate will be that you can expect to pay so it’s best to watch your credit score while you are in the process of applying for a mortgage loan and make sure you do important things like paying your bills on time because if your credit score drops your mortgage loan may be denied.
