I'm Jen Ray, a Houston REALTOR® with White House Global Properties, and I spend a lot of time in the Heights with buyers trying to understand what their budget really gets them in this market.
Here are a few examples from a recent HAR MLS search:
The homes shown are examples from a recent HAR MLS search and are not listings represented by me. Availability and pricing may change.

It depends on what you're willing to trade off, because right now it's rarely all four of these at once:
Newer construction
More square footage
A larger lot
A location close to restaurants, trails and the main corridors
A buyer prioritizing walkability to 19th Street or the Heights trails might land a smaller, older home with character but less square footage. A buyer who wants a larger, newer build may end up slightly further from the core, in pockets like Garden Oaks or Oak Forest where $850K stretches further. And a buyer focused purely on lot size often has to give up on brand new construction to get it.
None of these trade-offs are wrong, it just depends on what actually matters day to day versus what sounds good on paper.
With mortgage rates hovering around 7%, the conversation has shifted. Buyers aren't just asking, What's the list price? They're asking, What will the monthly payment be?
An $850K home with 20% down at roughly 7% runs about $4,500 per month for principal and interest alone, before property taxes, insurance or HOA fees. That number changes what affordable means for many buyers.
Two homes can both list at $850K and have very different real costs once you factor in taxes, insurance and whether the home needs work. I usually walk buyers through the full monthly picture before we tour anything, so there aren't surprises once an offer is on the table.
If you're searching in or around the Heights and want help building a search around both your price range and the payment you're actually comfortable with, reach out. I'm happy to talk through what's realistic for your situation.
