     Curb appeal - is it important?  Yes!  HGTV has devoted a whole series to that very subject.  If the yard and the outside of the home is not appealing, you will have a very difficult time getting your client to go inside the home to see what it has to offer. 
     I am not advocating that you spend thousands of dollars on professional landscaping.  However, a little time and money can go a long way with getting a home looked at by a potential buyer.  Take an objective look at the curb appeal of your listing/home.  Are the plants brown and dying?  Is there any cheerful color?  Is there any grass or yard to speak of? 
     Get rid of any dead foilage.  Plant a little color in the front whether it's in an attractive pot or in the ground.  Dress up your planting beds with some fresh mulch.  If the grass is in bad shape, determine the problem and solve it. 
     The bottom line is - you want the potential buyer to see the home with eyes wide open and a smile on their face.  Then you will get them into the house.  You can't sell your house if you can't get them inside.
