Selling your home simply because the market is H O T could be the only reason you are ready to make a move. But before you do, consider the following:

1. How long have you been in your house? Has it been long enough to build equity? How much do you owe? 

2. Is everyone in your household mentally prepared for the move? 

3. Is the house ready to put on the market? Are there any repairs or replacements to consider? What amount of money will it take to get the house show-ready? How long will it take for the house to be ready?

4. How realistic is the dollar amount you want to list the house for?

5. Do you plan to buy another house or lease? What are your credit scores? Do you have the necessary funds for a down payment? Perhaps you plan to buy cash, will you have funds for taxes and possible repairs or upgrades?

6. Would it be okay to move across town or remain nearby?

And the list goes on. There are other things to consider before making the move. However, if your house is located in a desirable area with a great floor plan and in mint condition, and you are okay to Lease until you find the perfect one, then you may be in a position to sell.
