Hello,

My last blog was about five things to know about an H.O.A. Today I want to touch on H.O.A. transfer fees.

Some H.O.A.s have a transfer fee that occurs at the time of the sale. This service is to remove the current home owner's name to the new home owner's name. The fees for this transfer can range from $0 to $100s. When you submit an offer for your home, you will be able to negotiate how much you are willing to pay to get your name in place. The negotiation is with the current home owner, not the H.O.A. The Association will also provide the new home owner with the CC & Rs. What are CC& Rs?

Covenants, Conditions and Restrictions - These are usually established by an H.O.A., neighborhood association, builders or developers. The home owners must abide by these CC&R if they choose to live in the community.

Some examples of CC&Rs are choosing your paint colors for the outside of your home. The provisions may require that all the houses in the community be painted only a certain color. Another example may be that the home owner is not allowed to conduct business out of the home; thereby, eliminating extra traffic through the neighborhood streets. So, if you work from home and require the public to visit you, you may not want to live in this neighborhood. Another example may be that home owners must decorate their homes for certain holidays. Pet owners are encouraged to also review the CC&Rs. Some provisions may not allow dogs to weigh more than a certain weight or may prohibit certain breeds. Others may not allow rabbits, turtles, snakes, horses, ducks, chickens etc. And if they do, they may limit the number of pets allowed.
