Five things to know about an HOA when buying your home

If you are a first-time-home buyer, you may be living in an apartment or at home and may not know what an H.O.A. is. H.O.A. is a Home Owner's Association. There are five things you should know about an H.O.A. when buying your home.

1. Is there an H.O.A.?

2. Is the H.O.A. mandatory or voluntary?

3. What amenities does the H.O.A. provide?

4. What are the fees?

5. When are the fees due?

There are some subdivisions that have more than one H.O.A. Your real estate agent or the title company will be able to let you know. 

Most H.O.A.s are mandatory but you will come across some areas where it is voluntary. Also, the subdivision may not have and H.O.A. but may have a Civic Association. Always ask if there is a Civic Association. *You can also do a search on-line.* Most Civic Associations are free of fees and may allow you to become a member. It is always good to participate and become involved if you want to know the details of what is currently happening in the neighborhood and of future plans.

Some amenities that the H.O.A. may include are: tennis courts, basketball courts, a community pool, kiddie water park, doggy park, picnic area, playground, a Recreation center that is available for parties, meetings, or large gatherings, etc. 

Fees can range from $0 to $1,000 per month. Some fees may be due monthly, quarterly, twice a year or once a year.
