I have five tips to get your house ready for sale:

TIP 1 - CLEAR any political, religious, hunting and personal items. Box your family pictures, artifacts, trophies, medicines and important documents, remove clutter, etc.

TIP 2 - REMOVE any extra furniture. This will show off the available space. If you have two couches- remove the large item and leave only one couch.  If you have a coffee table and two side tables, remove a side table and the coffee table. In the bedrooms, leave one bed and one chest of drawers or one night stand. In the bathroom, remove your toothbrush, mouthwash, makeup, or medicines from the counter. Your bathrooms should look as clean and clear as the Ritz Hotel bathroom. Same goes for the kitchen counters. Remove your 'stuff' from the closets to show off the important storage space.

TIP 3 - CURB APPEAL - Clear, trim, remove, and cut back any dead or overgrown trees and bushes. Are the bushes 10 years old? If so, it may be time to remove them. Remove any dead debris. Pressure wash the sidewalks, brick, stone, and all entries. Sweep the sidewalks and plant some flowers with color. Paint the front door to compliment the rest of the house. RED is a popular choice to paint the front door. Remove all worn out outdoor furniture.

TIP 4 - PETS - Keep your pets with the neighbors or a family member off the property while you are at work. Make it easy for the home to be seen by Buyers. Get rid of any pet smells.

TIP 5 - AMBIANCE - Leave the lights on, ceilings fans on low, soft music set to low volume for the Buyers. Pull up any window shades to drown the room with natural lighting. SCENTS- best to not have any type of room deodorizers, burning candles, or oil plug-ins. Clean and dust free, is the best type of deodorizer.
