Data Shows How Buyers Choose a Home

Recent data shows that the largest two factors in selecting a home for most buyers is the design/room layout and size. Strangely, the homes neighborhood and price are close but ranked behind size and layout. However, a closer look at the information shows that there are slight differences in which buyer types view as the most important factor in choosing a home.

While new home buyers are most concerned about design/room layout, neighborhood, exterior, and quality of construction, first-time home buyers, usually on limited budgets, have price as the dominating factor. All other buyers considered the neighborhood, price, and layout/design as the highest priorities. When looking at the neighborhood, buyers cited safety(71%), neighborhood design (65%), proximity to friends&family (52%) and work (48%).

Home sellers should be advised to work with a Realtor to identify their target buyer and come up with a marketing plan tailored to that type of buyer, while staying appealing to the general buying public.
