  • Size Of Land Area: This will be mostly determined by what your short- and long-term goals and budget. If you wish to acquire a large enough land area to qualify for Ag Exemption Tax Credits. Typically, you need a minimum of 6 acres total if a homestead dwelling will be on the same 6 acres. Each county in Texas can have different minimum requirements needed to be met and an approved plan for such by to receive the Ag Land Assessment Value. If the property already has the Ag Land Assessment Value in place you can benefit from it from the time you purchase but you must make sure it transfers over to you. Plus you will need to meet with appropriate county officials to get the continuation of, or modified plan approved prior to December 31st. If it does not already have the Ag Land Assessment Exemption in place and approved, it takes 5 years before the land can qualify, be approved, and receive the new Ag Assessment. You may want the land to be large enough to accommodate a second or third home on it along with other out buildings for equipment storage, livestock or operate from home business. Terrain, slope, soil types, tree species, and the percentage of or lack of wooded areas all can have huge positives or negative financial effects if a home to move into doesn't already exist.

  • Location Details Of Property: The location details have many variables that will no doubt need to be weighed in importance to get a property and or home that checks as many boxes as possible. Once again what your homesteading goals are will determine what characteristics need to accomplish those goals. Peace and quiet free from adjoining neighbors noise, road traffic, businesses may be a big must have. Or do you want it to be within so many minutes drive time to a school, hospital, place of work, day care, grocery store, gym, lake, friends, relatives, favorite shopping places or anything else that is very important to you. Does it need to be free of any building restrictions, HOA association, or flood zones. Are the soil types adequate to use to grow food on without having to excessively amend the soil. Are there any restrictions from drilling your own well and installing your own septic system if you want to and none exist currently. Is electricity, cable, internet, already accessible from the property. Is there a proper area to install solar panels to supplement on grid power or go totally off grid if desired. Are livestock allowed to be on the property and if so how many. Are you wanting to attract and or hunt wild game. Do you wish for the property to have either an existing pond or existing creek on the property for backup water supply for you and family or livestock if the well or city water supply fails, or power is unavailable for an extended period of time. Freedom to do what you want with your property can be limited by city codes, deed restrictions, HOA rules, subdivision by laws, and or county/state regulations. So take time to research and request as much information as possible to make sure that current situations wont limit what you wish to do today and in the future; hopefully ( laws and regulations can and will usually change over time ) .
  • Often Overlooked Considerations: What will you do if you have to move for some reason ( job, health, personal, financial downturn or financial windfall ) and need to or want to sell or rent the property. Always discuss with your lender their willingness to loan you additional funds and terms to meet your future needs. Such as if another family member wants to or has to build or live on your property because of personal, health, or financial issues. Will you be willing to rent out some of the land, living quarters, or buildings out to others to be able to pay bills or purchase items to meet future goals. Opportunities you may be able to take advantage of such as allow others to use your property in exchange for goods or services. Some of the most common reasons people end up selling their homestead: burnout from trying to do too much too fast, spending too much money too quickly, missing prior modern conveniences you used to have, unable to get away for longer periods of time because of animal care duties you now have. That is why reaching out into the homesteading community networks can be a HUGE blessing to avoid those pitfalls and how to manage those concerns on the front end if at all possible. Talking with and or watching those with experience on Youtube etc. as early as possible even before you purchase a property or modify your existing property can save a ton of time, money, and frustration. You will find a huge range of people: they may homestead out of a RV with a small child on a plot of land living off $1500 income, couples that live in a small cabin way out in the woods 90% self-sufficient, or people who grow as much quality food indoors in the middle of a city. Probably the most common are those who simply want a simpler more peaceful slower pace of life when they get home at the end of the day/for the weekend. An ability to have the freedom to do on their piece of property or inside their home what gives them happiness, and sense of purpose that is both calming and rewarding.
