Both markets have shifted since last year, but in true Texas fashion, each city continues to have its own personality, pace, and perks.

DallasFort WorthArlington Market Snapshot (November 2025)

  • Median Price: $375,000 down 4.6% YoY
  • Closed Sales: 6,249 down 9.6% YoY
  • Active Listings: 32,325 up 12.3% YoY
  • Months of Inventory: 4.2 up 0.4 YoY
  • Days on Market: 68 (11 days longer than last year)
  • Total Days to Close: 99 (9 days more than 2024)

What These Numbers Mean? - The DFW market is softening a bit, with prices down and inventory upgiving buyers more breathing room than they've had in years. Sellers can absolutely still win, but the days of placing a sign in the yard and choosing between 14 offers by dinnertime have chilled. You need pricing strategy, staging, and a pro guiding you.

  • Median Price: $325,000 down 1.2% YoY
  • Closed Sales: 6,346 down 2.8% YoY
  • Active Listings: 36,958 up 20.9% YoY
  • Months of Inventory: 5.0 up 0.7 YoY
  • Days on Market: 59 (7 days longer than 2024)
  • Total Days to Close: 92 (5 days more than 2024)

What These Numbers Mean Houston is showing more balance, with a large jump in inventory and very modest price softening. It's becoming a place where both buyers and sellers can windepending on the strategy.

More inventory = more options. And more options = less panic buying. That's a good thing.

So Dallas or Houston?

Honestly? You can't lose. DFW gives you business growth, central convenience, and a huge range of lifestyle options. Houston gives you coastal vibes, culture, nature, and a more relaxed day-to-day pace.

The numbers this month tell us both markets are cooling in a way that favors buyersmore inventory, longer days on market, and mild year-over-year price dips. But Texas stays Texas: strong, steady, and always moving.
