Sugar Creek: remains the jewel in a sea of mediocrity

In the 1970's Jack Kaman and a few other well heeled and successful entrepreneurs had a vision.  They wanted to create a Master Planned community outside of the city (of Houston) where all the homes would be custom, 1500 of them, behind a safe, well thought out, gated community.  And so they did.  for the most part they pulled it off as planned.  A lot of successful people wanted to be in this newly revered sanctuary called "Sugar Creek." 

Fast forward 30 or so years, much remains intact, some things better, others OK.  After 30 or so years we all see areas transitioning.  Many original owners remain, but they are up in years and will likely be selling pursuing "less house" to maintain as their needs change.  What we are seeing is a lot of the kids ho were raised here...are returning.  This influx of youth is a good thing; a testament to what Sugar Creek has to offer. They have the energy and drive to improve their homes, much like the parents thirty  or so years earlier.  

Currently listings are low.  Home prices are stable to increasing from the lows of the past few years.  Updated homes brig the most, those that need it simply don't.  Tear downs are limited, but the frequency will likely increase in coming years.  

One important fact about Sugar Creek: don't use the price per square foot analysis: it doesn't work.  I sold 818 SCB 2 years ago for 180/sq ft...they tore it down.  Others say along the creek 120 is a minimum.  No, I have one at 98 and can't get a buyer for more than 80.   C'est la vie. 

Sugar Creek remains the best last stop into town, and the best first stop out of town. 

The featured home, 107 Blancroft, is an elegant French design.  Approximately 6000 square feet of living space, up to 6 bedrooms, Grand Room, Pool, Cul De Sac, recent A/C, roof in December....at 697,500 it is an excellent value.
