Price per square foot. Is it a valid number?

How often do we hear "it sold for XX per square foot!"  Almost everyone in the business, buyers and sellers use it.  But is it valid?  Should we give it much thought?  In my opinion, no. 

It's only useful for me when negotiating.  Because its such a false number, I'm able to use it to my client's advantage when dealing with less savvy "competitors" who use it during negotiations. 

It doesn't matter what it is or which side it should favor, it can be argued unequivocally either way.  I believe that to be a testament to its uselessness.
