Who's driving the bus? (market)
I took this picture from my car with my
cell phone before the listing appointment last week. Pretty nice pic of a very nice home in Sugar Creek, Sugar Land if I say so myself.
On Fox Briar Lane listed for $309,900. 4 beds 3 bath, 3600 sq ft.
I'll get to more on this home later but lets first address the question: what are buyers looking for today? First we have to understand who the buyers are. The way I see it there are two distinct and distant camps. For simplicity lets say Camp "A" consists of those who want a "turn key" home. They don't want to do much to it besides turn the key. They want it new or renovated, (basically new) even if it's old. They will pay market value without too much trouble. They are successful in their business and the economy hasn't caused them too much trouble. Needless to say they are a lucky bunch!
Camp "B" are more descriptively and endearingly referred to as "the bottomfeeders." Don't get me wrong, we need these folks to clean up road kill and other waste. In these times we're referrring to all the distressed sales. There are plenty of them.
How about those folks in between these two camps? Those who have been affected in some way with the econmy or illness or other situations out of their control? This is camp "O" for "Oh No" or about 40% of the market. It's just gone, with limited buying power and confidence...for now. They won't buy be it can't qualify, scared, savings depleted or whatever the case, they've hunkered down, gone bankrupt or almost looking for a recovery as they closely monitor vital signs.
That said, it's a buyers market. They're driving this bus! It's their way or your property will just sit, and sit and so on.
The numero uno thing they are seeking: VALUE
V: Very low price, lowest seller will take then some.
A: All of it. We want all of it for our money
L: Love what, it has to make sense
U: its about me not U
E: Enough already.
