Price correctly for the market. A buyer will typically be financing this purchase and that loan will be contingent on an appraisal. The appraiser will look at comps that have sold in the last 6 months as similar to your home as possible. If you’re priced higher than these comps without features to justify the price your buyers loan isn’t going to get approved.
