If you’re moving to the west Houston area, there’s a good chance you’re deciding between Katy and Fulshear.
They’re right next to each other… but they feel very different.
As a local realtor, I walk buyers through this decision all the time—and honestly, it usually comes down to lifestyle, budget, and how you want your day-to-day life to feel.
Let’s break it down in a simple, real way...
Katy is more established, with years of development, tons of shopping, restaurants, and easy access to everything.
Fulshear is newer, quieter, and still growing—it has more of that small-town, slower-paced feel. I recently attended a meeting with the Fulshear mayor and there are lots of great things coming soon to the area!
The easiest way to think about it:
Katy = convenience + established
Fulshear = space + growing
This is where many buyers start to see a clear difference.
Katy median home prices tend to sit around the mid-$300Ks
Fulshear is typically higher, often ranging from the high $400Ks into the $600Ks+
Why?
Because Fulshear is heavily focused on new construction, larger homes, and newer communities.
In simple terms:
Katy → More variety (resale + new), better for flexible budgets
Fulshear → Newer homes, but you’ll usually pay more to get them
Katy:
Mix of established neighborhoods + new builds
Mature trees, more resale inventory
More options at different price points
Fulshear:
Primarily newer master-planned communities
Open space, modern layouts, bigger homes
Feels more “fresh” and less crowded (for now)
Fulshear is also one of the fastest-growing areas in the country, which is why you’re seeing so much new development popping up.
Both areas are commuter-friendly, but Katy has the edge here.
Katy → About 30–60 minutes to Houston
Fulshear → Typically adds another 10–15 minutes
Katy also has:
Easier access to I-10 and Grand Parkway
More direct routes to the Energy Corridor
Katy:
Tons of shopping, restaurants, and conveniences already built
You don’t have to “wait” for anything
Fulshear:
Growing quickly, but still developing
New restaurants, retail, and lifestyle spaces are actively being built but you'll have to drive into Katy for lots of things.
So it becomes:
Katy = everything now
Fulshear = exciting future potential
This is honestly the biggest deciding factor for most of my clients.
Choose Katy if you want:
Convenience and quick access to everything
Established neighborhoods with character
Shorter commute times
More budget flexibility
Choose Fulshear if you want:
More space and newer homes
A quieter, slower pace
A “get in early” growth opportunity
A more tucked-away, small-town feel
There’s no “better”—just what fits your lifestyle.
Go with Katy if your priority is convenience, commute, and established living.
Go with Fulshear if your priority is space, new construction, and long-term growth potential.
A lot of buyers come in thinking they want one—and end up choosing the other after seeing both in person.
That’s completely normal.
The best way to decide is to:
Drive both areas
Tour a few homes
Pay attention to how each one feels
