Your home is priceless to you—but buyers (and the market) may see it differently. Emotional attachment can cloud judgment, leading to an overpriced listing that sits… and sits… and sits.  A smart pricing strategy = a SOLD sign!! Price it right, and watch the offers roll in! 

Blooper #2: Not Having All the Answers – Be a Walking FAQ!

Buyers have questions—lots of them. And “Uh… I’m not sure” won’t cut it! From school districts to trash pickup days, knowing the ins and outs of your home and neighborhood builds trust and speeds up the sale.  We prep our sellers with info sheets covering everything—so buyers just have to show up with $$ and zero doubts. The more they know, the faster they say SOLD! 

Blooper #3: Bad Staging & Worse Photos – Killing Curb Appeal!

First impressions sell homes, and bad photos? They send buyers running! Always hire a pro real estate photographer—because blurry, dim, or cluttered pics won’t cut it.  Stage smart: Declutter to make rooms feel bigger, keep decor trendy, and add just enough personal touch for buyers to picture themselves living there. The goal? Get them in the door and ready to make an offer! 

Blooper #4: Playing Hard to Show – Don’t Lock Out Buyers!

If buyers can’t see it, they won’t buy it!  Strict showing times and long notice requirements can send them straight to the next listing.  Stay flexible: Keep your home show-ready within 15 minutes, allow showings with an hour’s notice, and aim for availability 10 AM – 7 PM. More eyes on your home = more offers in your inbox! 

Blooper #5: Cutting Corners on Repairs – Buyers WILL Find Out!

Think you can hide that leaky roof or wonky wiring? Think again!  Buyers will get an inspection, and surprise issues can kill deals fast.  Pro move: Get your own inspection first! Fix major problems upfront, disclose what you know, and avoid last-minute concessions. It’ll save you time, stress, and could even net you more money in the end! 

In Conclusion...

Sure, you could sell your home solo to save on commission—but at what cost? A great Realtor brings serious advantages: Pro marketing, MLS exposure, insider pricing data, and expert negotiation skills that can put more $$ in your pocket. But don’t hire just any agent—hire the RIGHT one! Find a high-value pro, not a discount commodity. Your home (and wallet) will thank you!
