Before you sell your house in Magnolia, TX, get an honest, data-backed value, decide what prep is actually worth doing, and get your Texas disclosure paperwork started early. Those three things shape your price, your timeline, and whether your first contract makes it to closing.

I'm Ellen Pool, and my husband Todd and I run Pool Realty Group here in Magnolia. Here's how we walk sellers through it.

How do I know what my Magnolia home is worth?

Start with a data-backed home valuation built on recent sales, not a guess. The highest number someone tells you isn't always the one that puts the most money in your pocket. Overpricing is one of the most common reasons listings sit and expire. A price built on real data gets buyers through the door in the first weeks, when interest is highest.

We offer a complimentary, no-obligation home valuation for any Magnolia homeowner.

What should I fix before I sell?

Not everything. Sellers usually tell us one of two things. "Our home is outdated," or "Our floor plan doesn't appeal to everyone." Then they picture a long list of projects and freeze up.

Todd is a builder who has built custom homes. He advises our sellers on which prep and repairs make sense and which ones don't, and he gives them access to his trade contractors when they're available. That way you're not handed a to-do list and left to figure it out alone.

What paperwork does a Texas home seller need?

A few forms come up in almost every Magnolia sale.

Seller's Disclosure Notice. Texas Property Code Section 5.008 requires sellers of most single-family homes to give buyers a written disclosure of the home's condition. You disclose what you know. The Texas Real Estate Commission publishes the standard form.

MUD notice. If your home is in a municipal utility district, Texas Water Code Section 49.452 requires you to give the buyer a MUD notice before they sign the contract, or as an addendum when they sign.

HOA addendum. If your home is in a community with a property owners association, that goes into the contract too.

Lead-based paint disclosure. Federal law requires this for homes built before 1978.

Pull together your records early. Repair receipts, warranties, and survey paperwork make the disclosure easier to fill out and give buyers confidence.

How will my home be marketed?

Every listing we take gets an eight-week marketing plan. Every listing includes a custom single property website, a Zillow 3D tour, drone photography, and a property video. Homes at upper price points also get twilight photography, and a full lifestyle video when the home calls for it.

A coming soon period can build interest before a home hits the market. Our lakefront listing at 32134 Edgewater Drive in Lake Windcrest ran a coming soon period, drew multiple waiting buyers, and went pending the day it went active. It sold at $1,540,000, 103% of list price, with zero concessions. That was the second highest price per square foot on the lake in 25 years.

What happens after I accept an offer?

The buyer will usually do inspections, and that's where a lot of deals wobble. Construction and condition questions go to Todd, who brings a builder's knowledge to inspection issues so you understand what's really a concern and what isn't.

That's a big reason 93% of the time, our sellers close on the very first contract they receive. The deal doesn't fall through and send you back to square one.

Should I sell first or buy first?

This is one of the biggest worries we hear. Some sellers need to sell and move. Others need to sell and buy at the same time, and they need to find the right next home fast. We plan the timing with you before you list, so you're not guessing once offers come in.

Common questions from Magnolia home sellers

Do I have to fill out a seller's disclosure in Texas? In most single-family home sales, yes. Texas Property Code Section 5.008 requires it.

My home is outdated. Can I still sell it? Yes. Start with what buyers will notice most and what fits your budget. Todd can tell you which updates make sense before you list.

Is a home valuation really free? Yes. It's complimentary and there's no obligation to list.
