I will not treat homestead as a nice-to-have after you have the keys. The $140,000 school-tax exemption and the 10 percent appraisal cap only attach if you file, and they only attach if this house is your principal residence. Closing does not file it for you. Title will not file it for you. The lender will not file it for you.

Texas looks at ownership and occupancy on January 1 of the tax year. Your name is on the deed. You actually live there. You only claim one homestead in Texas. Close in December and occupy, and you can be in line for the next year. Close in late January and you usually wait. When the calendar is tight, I say so before we pick a closing date, not after the tax bill arrives.
That is a different conversation from a MUD rate. A MUD is a district tax line I pull before we tour. Homestead is the school-tax cut after you occupy as a primary residence. I keep them apart so nobody thinks the exemption erases a suburban tax district.
If this is your first Houston purchase, the rest of the setup (letter, buy box, option period) is in the first-time buyer guide and the five-phase Houston buyer guide. Homestead belongs at the end of that sequence, next to funded close, not as a surprise in April.
Harris, Fort Bend, Montgomery, and Brazoria appraisal districts all want a Texas driver's license that shows this address. If the card still has the apartment or the out-of-state address, the application comes back. I check the license at the closing table. If it does not match, the first errand after funding is DPS, then the CAD form. Do not file first and update the license later.
The form is the Application for Residence Homestead Exemption, filed with the county, not the state. Harris is HCAD. Fort Bend is FBCAD. Montgomery is MCAD. Brazoria is BCAD. File once per property. Once it is approved, it stays until you move, sell, or convert the house to a non-primary use. You do not re-file because the school exemption moved from $100,000 to $140,000. That increase is automatic if the homestead is already on the account. The 2026 numbers are in my $140,000 homestead update.
In the calendar quarter after closing, I send the CAD link for your county, the April 30 deadline, and a note if over-65, disability, or veteran add-ons might stack. The first-month punch list is also in your first 30 days in a new Houston home. Homestead is the tax item on that list.
On a $350,000 home and a school rate around $1.10 per $100, the school piece without homestead is about $3,850 a year. With $140,000 off, it is about $2,310. That is roughly $1,540 in year one on the school line only. City, county, and MUD are separate. The 10 percent appraisal cap then limits how fast the homestead-protected value can grow, even if the street is moving faster.

Will my mortgage payment drop the week I file?
Not that week. If taxes are escrowed, the lender adjusts on the next escrow analysis, after the lower bill is in. Some owners get a refund check. Some see the payment move the following year.
I already had homestead on the house I sold. Does it follow me?
No. File fresh on the new property. The old one drops when you no longer occupy it. If you moved from Harris to Fort Bend, remove the old claim before you file the new one.
Do I need to re-file because the exemption is now $140,000?
Not if the homestead is already on this account. The new amount applies on its own. If you never filed on this house, you are the person the form is for.
