Sellers always ask why their house didn't sell within the first 60 days. That is an easy answer. Price sells homes! You need to price the home based on market value within the last 3-6 months. Most sellers say that they "need" to get a certain amount out of their home. That does not have anything to do with its value. When the home has a balance of condition and price, it will sell. If there are objections that cannot be overcome, price will correct that.
