Buying a Home in Houston? 7 Things to Know Before You Start Looking
Buying a home is exciting, but it can also feel overwhelming—especially in a market as large and varied as Houston. After 30 years in Houston real estate, I’ve learned that buyers who do a little preparation before they start looking are usually in a much better position when the right home comes along.
Here are seven things to consider before beginning your search.
1. Know what you can comfortably afford
Before looking at homes, have a clear idea of your comfortable monthly housing budget—not simply the maximum amount you may qualify to borrow.
Remember to consider property taxes, homeowners insurance, HOA fees, maintenance and other expenses that come with homeownership.
2. Get your financing in place early
If you’ll be financing your purchase, talking with a lender before you begin seriously looking at homes can save time later.
A preapproval can also help you understand your price range and put you in a stronger position when you’re ready to make an offer.
3. Think beyond the house itself
A beautiful home is only part of the decision. Location, commute, neighborhood characteristics, nearby amenities, taxes and future resale potential can all be important.
Houston is a city of many distinct neighborhoods, and two similarly priced homes can offer very different lifestyles.
4. Decide what you need—and what you can compromise on
Make a list of your priorities before you start touring homes. Separate the things you truly need from the things that would simply be nice to have.
Very few homes are perfect. Knowing where you’re willing to compromise can make your search much easier.
5. Look carefully at the condition of the property
Fresh paint and beautiful furnishings can make a wonderful first impression, but buyers should also pay attention to the less glamorous parts of a home.
The roof, foundation, HVAC systems, plumbing, electrical systems and general maintenance history can be just as important as the kitchen countertops.
6. Don't let emotion make the entire decision
It’s easy to fall in love with a home the moment you walk through the door. That emotional connection matters—but it should be balanced with good information.
Comparable sales, property condition, neighborhood trends and the terms of the purchase all deserve careful consideration before making an offer.
7. Work with someone who knows the Houston market
Houston real estate can vary considerably from one neighborhood—and sometimes one street—to another. Local knowledge can be especially valuable when evaluating price, property history, resale potential and negotiating an offer.
The bottom line
Buying a home is an important financial decision, but it should also be an enjoyable experience. Preparation can help you recognize the right opportunity when you see it and avoid feeling pressured into a decision that isn’t right for you.
After 30 years in Houston real estate, I still enjoy helping buyers find the home and neighborhood that fit their needs. If you're thinking about buying, I'm always happy to help you get started.
