How to choose a realtor to help you with your real estate investments?

Realtor are not trained to work with investors, they are trained to work with homeowners who want to buy their ‘dream home’. This is a very emotional/personal decision based on individual tastes.

When investing, emotion and personal taste is not a factor, it is actually the ‘enemy’. You are not buying a house that you like but a house you think other people will want to buy or rent. Once you have a ‘good house’ candidate for investment, you then need to run the numbers and they need to make sense to you.

Every investor has its own criteria for expected return and I can help you define yours.

Once it is defined, you need to stay consistent with it. This requires discipline and patience and an experienced realtor who specializes in investments can help you with this.

Hence what shall you look for in a realtor that will help you invest? Here is a list of questions I recommend you to ask any realtor trying to get your business:

  1. What is your personal experience with investing? Do you have a rental portfolio of your own?
  2. How many houses have your personally flipped?
  3. Do you own any rentals?
  4. How do you select / screen tenants?
  5. What methods do you use to sell my house for the highest value?

These five starting questions will help you assess the expertise of a realtor in the arena of real estate investments.
