Spring Branch is in the middle of a real development cycle right now, and the projects coming online here are backed by serious Houston operators with strong track records. It's one of the things I keep pointing buyers to when they ask why this neighborhood keeps coming up in their search.
Witte and Westview
The redevelopment of a former warehouse at Witte Road and Westview Drive brought Underbelly Hospitality to Spring Branch with Underbelly Burger, and The Decoy, an outdoor bar with sand volleyball courts that has become a neighborhood anchor. Across the street is Saigon Hustle, a Vietnamese fast-casual with a drive-thru, and catty-corner, Handies Douzo for sushi. Newfound Partners also converted a nearby industrial building at 1106 Witte into a single-level office development.
Greenside at 1085 Gessner
Opening summer 2026 and already 75% leased, Greenside is a 35,000-square-foot adaptive reuse project from MetroNational and Radom Capital, the team behind M-K-T Heights and the Montrose Collective. Designed by Michael Hsu Office of Architecture, it will bring restaurants, retail, and creative office space around a one-acre green space. Confirmed tenants include Pizzana, Leemoo, hiatus, solidcore, and Honest Mary.
TEMPO
Houston's first and largest blended padel and pickleball club is in Spring Branch, with five outdoor padel courts, four pickleball courts, a sauna, ice bath, and a bar and lounge.
Haden Park
A 13-acre park at Long Point and Witte is being revitalized with an event lawn, dog park, splash pad, treehouse, and pickleball courts.
Silo Springs
Moody National Development broke ground in February 2026 on a 17-acre adaptive reuse of the former Shadowdale grain elevators. Phase one is a 346-unit apartment building with a public café near Westview Drive. Future phases include 80,000 square feet of retail, Silo Villas, and a possible boutique hotel, with a full 10-year buildout planned.
Trail Network
The Spring Branch Management District is expanding the neighborhood's trail system toward a connection linking Addicks Reservoir to the White Oak Bayou Greenway and Buffalo Bayou Park downtown.
