Spring Branch is one of Houston's largest and most diverse neighborhoods, and it's one I get asked about constantly. Covering nearly 40 square miles northwest of downtown, it's a neighborhood where older homes in the $200s sit a few blocks from new construction pushing past $2 million. That range isn't a contradiction; it just reflects how much ground Spring Branch actually covers.
Location
Spring Branch is bounded by the 610 Loop to the east, Beltway 8 to the west, I-10 to the south, and Hempstead Road to the north. The Energy Corridor is 15 minutes west on I-10. Memorial City is effectively next door. Downtown is 20 minutes out, and the Texas Medical Center is reachable on the same highway heading southeast. For buyers comparing it to closer-in neighborhoods like Montrose or the Heights, the trade off is less walkability in exchange for more square footage and larger lots.
The neighborhoods within the neighborhood
This is where local knowledge really matters. Spring Branch East, closest to the 610 Loop, is where you'll find the most active teardown-and-rebuild activity, with subdivisions like Afton Village, Brykerwoods, Monarch Oaks, and the gated community Ravenna. Spring Branch West is quieter and more suburban, with established subdivisions like Shadow Oaks, Royal Oaks, and Sherwood Oaks on generous lots. Spring Branch Central is home to Kolbe Farms, a 38-acre gated community by InTown Homes with a three-acre lake, trails, and a manned gate, starting in the $430s.
Two quick notes: Spring Valley Village and Hilshire Village are frequently confused with Spring Branch because they share zip codes and school district zoning, but they are separate incorporated cities and part of the Memorial Villages. They are not part of the Spring Branch real estate market.
Schools
Most of Spring Branch is zoned to Spring Branch ISD. Within the geo market, Valley Oaks Elementary is the standout, rated 10/10 on GreatSchools and ranked in the top 100 elementary schools in Texas. Cornerstone Academy ranks 8th in the state at the middle school level, and Memorial High School is one of Houston's most well-regarded public high schools. The neighborhood also sits close to several strong private school options including Awty International, Regis School of the Sacred Heart, Kinkaid, Duchesne, and Houston Christian.
Luxury real estate
The upper end of Spring Branch is genuinely compelling. Custom and spec builds in the closer-in pockets and the Villages are competing directly with Memorial West product on finish level and square footage, often at a better price per square foot. New construction in Spring Valley Village regularly clears $1.5 million, with fully custom builds running well above $2 million.
A note on flooding
Like most of Houston, flood risk in Spring Branch varies significantly by location. FEMA maps are a starting point, but understanding the specific history of a property and its surrounding streets matters more. It's something we look at closely with every client.
