Welcome to Summer! It’s June in Houston but not just the heat and the electricity bills  are rising! Our economy and the housing market are thriving.

Now is a great time to sell your home in Houston. As our economy recovers with the oil and gas businesses, people are immigrating here and homes are selling for more than they have in previous years. Area home builders are hard at work providing new inventory in master-planned communities all around Houston.

In Real Estate there is a concept called seasonality which basically is the idea that the weather, season or time of year can affect or impact the housing market. Home buying and selling activities swell during the spring and summer months of the year, and trail off during the fall and winter.  This phenomenon isn’t well understood but the fact that the four heaviest home-selling months―May, June, July and August―account for 40% of an average year’s total home-selling volume seems to support it. This considerate volume during the peak selling months is important for both homebuyers and sellers. 

For home buyers, it means they are more likely to find their dream home; for home sellers, it means less days on the market. Buyers and sellers with children typically do not want to uproot their family in the middle of the school year which could account for some of the phenomenon. Another suggestion is that if the home is well air conditioned or has amenities like a swimming pool, buyers can imagine enjoying them and are more likely to buy then.

Houston’s housing market is currently experiencing more gains in single-family home sales and increased pricing which benefits sellers. Also, housing inventory reached the highest level since August last year which benefits buyers. Days on the Market for homes in Houston is steady and under 2 months! Houston’s consistent housing market seems to ignore the concept of seasonality. In fact, our strong and steadily improving housing market seems to have defied the oil and gas slump in much the same way. IF seasonality is actual….the housing market is in for one hot summer.
