What Happens If My Buyer's Inspection Finds Issues?

Almost every resale home in Texas will have inspection findings.

That’s normal.

Here’s what really happens.

Step 1: The Buyer Gets an Inspection

After going under contract, the buyer typically hires a licensed Texas inspector. The inspector evaluates:

  • Roof

  • Foundation

  • Plumbing

  • Electrical

  • HVAC

  • Appliances

  • Drainage

  • Structural components

No home is perfect — not even new construction.

Step 2: The Buyer May Request Repairs (But They Don’t Have To)

After the inspection, the buyer usually submits one of three things:

  1. No repair request (rare but possible)

  2. A repair amendment

  3. A termination during option period

This is a negotiation phase.

Step 3: You Have Options as the Seller

You can:

  • Agree to make repairs

  • Offer a credit instead of repairs

  • Partially agree

  • Decline the request

  • Renegotiate price

  • Allow the buyer to terminate (if still in option period)

It’s a strategic conversation — not a panic moment.

Important: Inspections Do NOT Kill Deals

Most transactions survive inspection.

Here’s what experienced sellers understand:

  • Inspectors often list everything, even minor items.

  • Many items are maintenance, not defects.

  • Buyers expect some negotiation.

  • Emotional reactions can cost more than the repairs.

The key is having a REALTOR® who knows how to:

  • Separate safety issues from cosmetic items

  • Estimate reasonable repair costs

  • Negotiate strategically

  • Keep the deal intact

What If Major Issues Are Found?

If something significant shows up (foundation movement, roof damage, plumbing leaks):

You typically have three routes:

  1. Fix it before closing

  2. Offer a credit

  3. Adjust the sales price

If the buyer walks away, you may need to disclose that issue to the next buyer — especially if it’s material.

This is why strategy matters from the beginning.

Seller Mindset Shift

Instead of asking:

“How do I avoid inspection issues?”

A better question is:

“How do I prepare for inspection so I stay in control?”

Pre-listing prep can reduce surprises dramatically.
