If you’ve lived here long enough, you already know this: Houston weather does not play by the rules.

One minute it’s flip-flops and iced coffee, the next we’re digging through the garage wondering where the pipe insulation went. As a native Houstonian and a Realtor who’s been in homes across this area for almost 20 years, I’ve seen exactly how quickly a “normal cold snap” can turn into costly home damage when people underestimate it.

This weekend is shaping up to be one of those moments where a little preparation goes a long way.

Start With the Basics (Yes, Even If “It’ll Be Fine”)

Let’s get the obvious ones out of the way because these are the things I see cause the most damage every single time:

  • Cover exterior pipes and hose bibs

  • Disconnect hoses completely (not just shut them off)

  • Open cabinet doors under sinks on exterior walls to allow warm air circulation

  • Drip faucets if temperatures are expected to stay below freezing for extended periods

These small steps are boring until they save you thousands.

Sprinkler Systems: The Most Forgotten Mistake

Your sprinkler system needs attention.

So many homeowners assume turning the system “off” at the panel is enough, it’s not.

What you should do:

  • Shut off the water supply to the sprinkler system

  • Drain the system if possible

  • Insulate any exposed backflow preventers or above-ground components

Pools: Protect the Equipment, Not Just the Water

Most modern pool systems are designed to protect themselves if they have power.

Here’s what to double-check:

  • Make sure the freeze protection mode is enabled on your pool equipment

  • Confirm the pump will run automatically when temperatures drop

  • Do not turn the system off unless specifically advised by your pool professional

The real risk isn’t the pool, it’s cracked pumps, filters, and exposed plumbing. Those repairs add up fast.

Don’t Forget the Exterior

Before the cold hits:

  • Secure or store outdoor furniture and décor

  • Check gates and fences for loose hardware

  • Clear gutters so water doesn’t freeze and back up

  • Bring potted plants inside or cover them
