This time of year hits different in Houston. The lights go up, the traffic around shopping centers gets “festive,” and our calendars fill with school performances, office parties, and last-minute Amazon miracles. It’s also when I take stock of clients who trusted me, homes that found the right people, and the community that makes this city feel like family. So here’s a holiday-season snapshot: gratitude, what’s happening around town, and how to play the market smart right now.

  • Vendors who show up. Lenders who close cleanly, inspectors who tell the truth, title teams who double-check the details.

  • Neighbors who still wave. Community sells homes as much as countertops do.

Keep it simple and local:

  • Lights & strolls: Zoo Lights, Market Street tree in The Woodlands, River Oaks drive-through, Moody Gardens Festival of Lights, Magical Winter Lights.

  • Performances: Houston Ballet’s Nutcracker, local choir concerts, school programs (bring tissues).

  • Less competition = louder listing. Inventory thins; serious buyers remain.

For Buyers

  • Motivation is your friend. Holidays + relocations = negotiable terms.

  • Structure your win. Ask for 2-1 buydowns, repair credits, and closing costs (within lender caps). 

  • Insurance check = deal saver. In Houston, “roof near end of life” can derail coverage and lending. Verify age/condition and get an insurance pre-quote before you fall in love.

    Sometimes the best time isn’t a season, it’s when your numbers and life align.

    • List now if your home photographs well, you can be show-ready, and you’re moving anyway. Scarcity helps.

    • Shop now if you want leverage and fewer bidding wars. The right house in December is still the right house.
