Why you are suddenly hearing about Cross Creek West

If you have been shopping Cross Creek Ranch and been told it is sold out, you were told right. Cross Creek Ranch finished selling its new homes and reached buildout, and the builder shifted west to a sister community called Cross Creek West. So buyers who wanted new construction in Cross Creek are now being pointed next door.

The short version: Cross Creek West is the continuation of Cross Creek Ranch, from the same developer, right beside it in Fulshear. It is not a rebrand of the same neighborhood, though. It is its own community, with its own location, its own schools, and its own stage of development. Here is how the two actually relate, and what that means if you are deciding between new construction in the West and a resale home in the Ranch.

How the two communities are connected

Cross Creek West is a 1,258-acre master-planned community off FM 359, north of Fulshear, from Johnson Development, the same builder behind Cross Creek Ranch. When it is finished it will have more than 3,000 homes.

The most important connection for a buyer is this: Cross Creek West residents are part of the Cross Creek Ranch Community Association, and they share amenities and lifestyle programming across both communities. So buying in the West does not cut you off from the Ranch's amenities. You get access to both.

Cross Creek West has its own amenity center too. The Waterhole opened in 2024, with a resort-style pool, a lap pool, a water play park, tennis and pickleball courts, a playground, a fitness center, and an event lawn.

So on amenities, a buyer in Cross Creek West is in good shape. New amenities on-site, plus shared access to the established Cross Creek Ranch amenities next door.

The schools are where the two communities differ most

This is the biggest practical difference, and it is where my first Cross Creek Ranch post is worth reading alongside this one.

Cross Creek Ranch is split between two districts, Katy ISD and Lamar CISD, depending on where the home sits. Cross Creek West is simpler. It is zoned entirely to Lamar Consolidated ISD. There is no Katy ISD side in the West.

On-site schools in Cross Creek West:

  • Haygood Elementary, open now, on-site
  • A larger campus is coming. Lamar CISD bought 100 acres in the community for a multi-school complex, and Williams High School, Urbanski Junior High, and Dresner Middle School are planned to open in August 2027.

That last point is the one detail I would not let a family skip past, so it gets its own section.

The 2027 school timeline is the thing to plan around

If you are buying in Cross Creek West with kids, map your children's ages against that 2027 opening.

Haygood Elementary is open today, so elementary-age kids are covered on-site now. But the junior high and high school on the new 100-acre campus are not scheduled to open until August 2027. Until then, older students are zoned to existing Lamar CISD campuses that are not on-site: Roberts Middle School, Leaman Junior High, and Fulshear High School. That can mean a longer drive or a bus ride compared to the on-site schools coming later.

This is not a problem. It is a timeline. For a family with young kids, by the time they reach junior high, the on-site schools should be open. For a family with a current middle or high schooler, the first few years look different from what the community will be once it is built out.

The point is simple: ask exactly which campuses your children would attend today, not just which ones are planned. Planned and open are two different things, and the gap between them is a few years here. Confirm the current assignment with Lamar CISD for the specific address before you buy.

New construction in the West or resale in the Ranch?

This is the real decision a lot of buyers face right now, and it comes down to what you value.

Cross Creek West gives you new construction, nearly 100 floor plans on 45 to 60-foot homesites, from a deep bench of builders. Building in the community today: Highland Homes, Newmark Homes, Westin Homes, David Weekley Homes, Perry Homes, and Village Builders. As the community opens its newer north tract, more builders are coming, including Toll Brothers, Partners in Building, Ravenna Homes, and Coventry Homes, which are listed for Cross Creek West but do not have models open yet. You get a brand-new home and newer amenities, with the understanding that parts of the community are still coming, including the big school campus.

Cross Creek Ranch gives you a resale home in a community that is finished. Mature trees, established amenities, on-site schools already open, and for families the option of the Katy ISD side that the West does not have. You trade new construction for a neighborhood that is already fully built.

Neither is better. They fit different buyers. If you want new and you are comfortable with a community still under development, the West makes sense. If you want established and finished, or you specifically want Katy ISD, a resale in the Ranch is worth a hard look. I can show you how pricing compares between the two right now, which is often the detail that decides it.

Who to contact

For current homes, builders, and pricing in Cross Creek West, the community's model home village is the place to start. For school zoning on a specific address, confirm directly with Lamar CISD rather than relying on a listing, since assignments can change as the new campuses open.

And for an honest comparison of new construction in the West against resale in the Ranch, including what each is actually selling for, that is exactly the kind of thing I help buyers work through.

Deciding between the two? Let's talk.

I have sold several homes in Cross Creek Ranch, both new construction and resale, and I have toured Cross Creek West with buyers over the past year, so I know how the two compare on the ground and on price.
