But here's the thing most people don't realize. "Cypress" is not one neighborhood. It's a collection of master planned communities, each with its own personality, price point, tax structure, and vibe. Buying in Bridgeland is a very different experience from buying in Miramesa or Cypress Creek Lakes. This guide breaks down the four most popular master planned communities in Cypress so you can figure out which one actually fits your life.

Miramesa's total tax rate runs approximately 2.85% to 3.05%. On a $375,000 home, that translates to roughly $10,688 to $11,438 per year, or $891 to $953 per month. Lower than both Bridgeland and Towne Lake, which is a meaningful advantage when you're running your monthly budget.
Cypress Park is a newer school that is building its reputation. It may not have the name recognition of Cypress Ranch or Bridgeland High School yet, but its programs are solid and improving. If schools are your number one priority and you want a top-rated high school, Bridgeland or Towne Lake's school zones are stronger. If you want good schools at a lower price point, Miramesa delivers.
Miramesa's amenities are solid but not as extensive as Bridgeland or Towne Lake. You get the essentials. Pool, fitness center, trails, and community gathering spaces. You do not get a 300-acre lake or a restaurant boardwalk.

Houston buyers should always ask about flood risk, and Cypress is no exception. The good news is that most master planned communities in Cypress were designed with modern drainage and detention standards. Bridgeland in particular has extensive detention infrastructure and performed well during Hurricane Harvey.
That said, some areas along Cypress Creek are in FEMA 100-year floodplain zones. This is more common in older neighborhoods outside the master planned communities.
