Woohoo! You're officially under contract — whether you're buying your dream home or selling your current one, this is a BIG milestone! But… now what?

Don’t worry — I’ve got you! ?‍? As your Realtor, I’ll guide you every step of the way. Let’s break it down:

 1. Earnest Money & Option Fee

Once under contract, buyers submit:
 Earnest Money – Think of this as your “I’m serious!” deposit.
 Option Fee – A small fee that gives buyers the right to back out during the option period.

 These need to be delivered quickly — I’ll make sure you know exactly when and where!

 2. Option Period & Inspections

It’s inspection time! This is your chance to check out:
 Foundation
 Roof
 Plumbing & HVAC
 Termites (yes, really!) 

Buyers – schedule fast.
Sellers – be ready for repair requests. ?

 3. Negotiating Repairs

Found something during the inspection? We may be going back to the negotiation table. ?
I’ll help you navigate this process with confidence and fairness. ??

 4. The Appraisal

If there’s a loan, the lender will send an appraiser out to confirm the home’s value. ?

No stress — I’ll monitor the process and handle any hiccups that pop up. ?

 5. Loan Process (for Buyers)

Time to work with your lender! ??
You’ll need to submit documents, respond to requests, and stay on track.
I’ll be checking in regularly to help keep everything moving. ?

? 6. Title Work & HOA Docs

The title company will:
 Check for liens
 Order HOA documents (if applicable)
 Begin prepping for closing day!

 7. Clear to Close!

Cue the happy dance! 
Once inspections, repairs, and appraisals are complete and your loan is approved, you’re CLEAR TO CLOSE!

 8. Final Walk-Through

Usually 1–2 days before closing, we’ll walk through the home to make sure everything looks as expected. 

 9. Closing Day!

Grab your favorite pen and get ready to sign!
