Earnest Money – Think of this as your “I’m serious!” deposit.
Option Fee – A small fee that gives buyers the right to back out during the option period.
These need to be delivered quickly — I’ll make sure you know exactly when and where!
It’s inspection time! This is your chance to check out:
Foundation
Roof
Plumbing & HVAC
Termites (yes, really!)
Buyers – schedule fast.
Sellers – be ready for repair requests. ?
Found something during the inspection? We may be going back to the negotiation table. ?

If there’s a loan, the lender will send an appraiser out to confirm the home’s value. ?

Check for liens
Order HOA documents (if applicable)
