Fiction

There’s a common misconception floating around that buyers have completely lost interest in new construction — that rising rates and economic uncertainty have slowed demand to a crawl.

Fact

New construction boomed in the summer of 2025, and that momentum is continuing into 2026 — especially in the Houston suburbs.

Builders responded to buyer demand by increasing starts, and as a result, inventory expanded rapidly, giving today’s buyers more options than they’ve had in years. Instead of fighting over resale homes, many buyers are choosing brand-new homes with warranties, modern layouts, and builder incentives.

Why the Suburbs Are Winning Right Now

Buyers are prioritizing:

  • More space (inside and outside)

  • Better value for the price

  • Flexible work-from-home lifestyles

  • Access to major roadways without inner-loop pricing

That’s why communities just outside The Woodlands and along the Grand Parkway are seeing strong interest.

Where Buyers Are Looking

Some of the most active new-construction areas include:

  • Evergreen – Conroe
A growing community offering affordability, newer homes, and proximity to I-45 and The Woodlands.

  • Two Step Farms – Montgomery
A favorite for buyers wanting space, small-town charm, and new homes with room to grow — literally and figuratively. (ONE OF MY PERSONAL FAVORITES.  THEY GOT GOATS YA'ALL)

  • Bridgeland – West Houston
One of Houston’s most sought-after master-planned communities, known for trails, amenities, and a wide range of builders.

  • Cypress Lakes – Near Grand Parkway
Ideal for commuters needing quick access to major thoroughfares while still enjoying suburban living.
