  • Need walkability and culture? Try Montrose or The Heights.

  • Got kiddos and want schools? Look at Pearland, Cypress, or Spring.

  • Young, working remote, and craving city vibes? Midtown, EaDo, or Westchase might be calling you.

Each pocket of Houston feels like a mini city of its own, so picking the right one matters — and I can help you feel them out.


? Cost of Living: Budget-Friendly... with a Catch

Yes, Houston is more affordable than L.A. or NYC. You can still buy a cute starter home without giving up avocado toast. But here’s what I tell folks:

? Watch for property taxes – they’re higher here, but no state income tax balances that out.
? Flood insurance – don’t skip it. It’s Houston. Rain is real.
? Commute costs – traffic is part of the deal. Gas, tolls, and time add up.

Welcome to humidity, spontaneous rainstorms, and “did I just see someone BBQ-ing in a tropical storm?” Yes, you did.

Houston’s weather keeps you on your toes. I always recommend clients check FEMA maps and ask about drainage. You can find high-and-dry zones — I know where to look.


? Traffic Is a Lifestyle (But There’s Strategy)

Here’s the truth: Houston traffic will test your patience, but not your dreams. I help my buyers reverse-engineer their home search around their work schedule, daycare drop-off, or favorite coffee shop.
