  1. Meet with your Agent - I can help you save much time and energy by guiding you through the pre-listing phase. I'm here to serve, provide advice and opinions, along with current comps, and my knowledge and expertise.  

  2. Pre-qualify to Buy - Get pre-qualified to buy your new home before putting your current one on the market. Working with a reputable mortgage professional will help you understand what you need to net from your current home and achieve your goals for your next one.

  3. Price Correctly - Listing your home at the proper market value (sweet spot) is critical to selling swiftly, for the highest price (including other offer enhancements,) and multiple offers. Be cautious of online evaluations. Use your agent's knowledge of the market area as your best resource. 

  4. Pre-inspect - Buyers typically pay for a home inspection. The greatest chance for a deal to fall through is over repair negotiations. Make your home Buyer Ready. If you wish, you can have a pre-inspection. This will reveal potential fixes before you list, allow time for repairs, instead of agreeing to less money over a small repair. Keep in mind...a resale home is NOT A NEW HOME, therefore, not everything will be new or expected to be new. All parts of your home should be working as intended. 

  5. Declutter - Buyers need to visualize THEIR possessions in YOUR home. Important to declutter and allow plenty of space to move freely about the home. Pack up picture frames, knick-knacks, and personal items prior to listing. 

  6. Professional Photography - Home searches usually start online and first impressions are vital. I use only the best professional photographers to provide light filled photos, morning shoots (no shadows on your house), blind/shutters open, no whirling ceiling fans; etc. I am present at each shoot to ensure the best shots are taken and no glitches in the session.  

  7. A Hands-on Agent - Personally, I want to EARN my commission. I'm tracking the details every step of the way to ensure you are well represented. Selling YOUR home IS a BIG DEAL and I'm here FOR YOU!
