Houston Area Real Estate Market Overview

In the real estate market, the Houston MLS inventory stands at 5.3 months, with 39,385 homes available and 7,431 sales adjusted. This week, 4,630 new listings were added, a rise from the previous week. Notably, 1,434 homes went under contract, surpassing last week's numbers, while 2,066 homes closed in the past 7 days.

County Breakdown: New Listings and Sales

  • Harris County: 2,054 new listings, 981 homes sold
  • Montgomery County: 776 new listings, 291 homes sold
  • Galveston County: 256 new listings, 116 homes sold
  • Fort Bend County: 756 new listings, 294 homes sold
  • Brazoria County: 200 new listings, 101 homes sold
  • Waller County: 70 new listings, 20 homes sold

Inventory and Listings by County

  • Harris County: 4.6 months, 16,037 active listings
  • Montgomery County: 4.9 months, 5,979 active listings
  • Galveston County: 6.6 months, 3,031 active listings
  • Fort Bend County: 5.0 months, 4,869 active listings
  • Brazoria County: 5.3 months, 2,248 active listings
  • Waller County: 5.3 months, 831 active listings

This week's data reveals an increase in new listings and contracts, although fewer transactions closed. The overall market inventory increased, but remained stable in the six counties. Buyers now have more options, maintaining competitive conditions for sellers akin to last year. Closures have declined compared to this time last year.

The market remains robust, favoring buyers slightly. Sellers can seize opportunities if their homes are priced appropriately from the buyer's perspective. Notably, foreclosures have risen across the MLS, with 240 available in the six counties we monitor.

Compared to the previous year, pending sales have decreased by 10.4%, and 9.2% fewer listings were removed from the market, indicating fewer contracts and market exits.
