Are you looking to purchase a piece of real estate as an investment property or a first home at a bargain Price? This time of year is a great time to put your real estate agent to work and on the right track. Bank foreclosures can be a good target for a bargain purchase. Typically, banks and other lending institutions will want to clear there inventory of foreclosed assets toward the end of the year. This makes there financial reports look better! Banks do not want to carry foreclosed property over into the next year because it is costing them money each month to keep the property. Therefore, they are more negotiable and willing to sell the property fast and at a lesser price.
The first time I discovered this piece of information, I immediately sought out to purchase a bank foreclosed property. That same year during the month of December, 2008, I purchased a 2300 square ft. 2-story home in a master-plan community with $27,000.00 equity. I owned the home for 9 months. I remodeled the home with a minor facelift; spending less than $5,000.00 on cosmetic improvements. I placed the home back on the market, and it sold in less than 90 days! I purchased this particular property for a price in the $130K's and sold it for around $170,000.00. Great profits are made at the time of purchase! Many people attend seminars and seek after get rich quick schemes in real estate. There is no such thing if you want to build solid wealth in real estate! I practice and believe if a person uses smart traditional financing as an investor and learn how to purchase property at the right price; you can build wealth in real estate.( Note: There are different methods and financing options when purchasing property too!) If you would like more information own how to acquire property at bargain prices or you simply need a real estate agent that is experienced in HUD foreclosures and bank foreclosures, contact me anytime.
