Winter May be the Best Time to Sell Your Home

Winter is a good time to sell your house in Houston

Buying or selling a home? The winter blahs may be your best friend.

Though the local climate tends to be more moderate than the northern reaches of the nation, the “winter blues” can still take hold in Houston. Don’t let the doldrums of a winter day fool you. Strategically speaking, this may the perfect time of year to buy or sell your home.

“February has been a great month to list a home in recent years,” said Priyanka Johri, real estate broker and founder of Woodlands Eco Realty, a local agency that focuses on upscale properties and ecologically sound design practices. “As the temperature heats up in spring and summer, so does the competition. During the winter, the pool of buyers and sellers out there is sharply focused on getting a transaction underway. There’s no toying around with whether they really want to buy or sell.”

Johri said that at this time of year, buyers benefit because sellers are more willing to be open-minded when negotiating the terms of the sale. For sellers, the smaller inventory of active listings available in the winter months means less chance of getting overshadowed by a crowded field and more opportunity to gain a buyer’s attention. “The beginning of the year is when many corporate transfers and new hires take place. These families need to hit the ground running, so they are very motivated to get a deal underway.”

Johri also noted that when selling a home, there’s no better way to stand apart from the rest than by staging it with the right furnishings and accessories. “At Woodlands Eco Realty, we help our clients showcase their homes to full effect using pieces they already own. Or, they can take advantage of the discounted rates available from our network of affiliated professionals who know how to make a home click with buyers.”

No matter what the time of year, Johri stressed the importance of working with an agency that is familiar with the seasonal trends and the outlook for a particular market. “It’s vital to find an agency of veteran professionals who are equipped with the knowledge and experience to navigate today’s more complex market.”
