Mobile homes are prebuilt at the factory and have axels and wheels to transport them to your land. If you own your land the lender will do a different type of loan called chattel loan because the home will be personal property. Chattel loans can be used to finance both mobile and manufactured homes but are only available for the physical properties—not the land or lot they’re placed on.
Modular homes are built in sections and transported on flat bed trailers to the dealer or your land and assembled on site. They must meet building codes and are on a permanent foundation.
Manufactured homes are factory built and transported to your land and will be installed on a permanent foundation. Once again the chattel loan could be in effect if you own the land already.
