The July 2025 Houston Association of Realtors® (HAR) Market Update is out, and the numbers tell an interesting story for buyers, sellers, and investors alike.

Here are the highlights:

  • ? Supply is growing – Months of inventory rose from 4.2 months last July to 5.5 months this year. That means buyers now have more options than they did a year ago.

  • ? Townhomes and condos – Sales edged up slightly by 0.4%. The median price dipped 1.1% to $217,500, while the average price rose 2.6% to $266,501.

What does this mean for you?

  • ? Buyers → More inventory = more negotiating power. You don’t have to settle for less—you can shop with confidence.

  • ? Sellers → Pricing and presentation are critical right now. With more competition, you need the right strategy to stand out and still get top dollar.

  • ? Investors → Softening prices in certain segments (like condos and townhomes) could mean new opportunities to expand your portfolio before prices rebound.

? The market is shifting, and timing matters. Don’t wait until these opportunities pass you by.
